Wanting to replace your mobile home?
Ok, it probably doesn’t look like this one, but it may feel like it.
There are several reasons people want to replace a home:
First, they’ve lived in it for some time, love the location the park you are in, but the home repair costs aren’t worth it and they’d like a new home with the beautiful upgrades that come with it. This works best is your home is paid for and you have cash for a new one.
Second, they bought an older unit in a park and they know they need to replace it before they can live there. We see this happening more and more as people realize that manufactured homes are the BEST buy for your money. When people retire, you can downsize while at the same time upgrading to a new and beautiful home. You can move into a community that is safe and provides many social activities.

Third, they inherited a home and aren’t sure what to do. In this instance you have two options, you can contact us and if your price is right we will buy the lot. Honestly, we do not pay top dollar. We need to get lots at a great price for us to put a home on it and make a profit. But if it works, you don’t have to pay other commissions and we pay cash. The second option works if the home is paid for and if you have between $175,000 to $200,000 cash available–that’s what an average replacement costs, more details on this follow.
You can contact us to replace the home. Perhaps you want to live in it yourself, or you want to make some money on the sale of it–depending on the park, and we can advise you, this can be significant. Or you want to have a nicer home to rent and live in later (not all parks allow this, but it is an option if they do).
Fourth, you own a mobile home park and would like to upgrade it. We can help you do that. We will take care of all the work involved and show you how you can make a profit doing this.

How we can help you
First of all, we aren’t going to lie to you.
Replacing a mobile home is incredibly challenging. It will be emotionally exhausting and take more time than you think. It is more complicated than you can imagine and involves a huge cast of people from park management to the state of California to the various regulatory agencies and utility people, plus all the subcontractors.
But if you choose to work with us, we won’t downplay the challenges, but we will take care of most of them for you because we know the rules and have helped homeowners navigate them many times before.
Second, it isn’t cheap.
You pay for taking out a home, preparing the lot, buying a new home, having it transported and set up, plus misc. fees, taxes, and insurance costs.
But this is where we can significantly help you because we do things very differently because we are smaller, limited in our services, and in how we price them.
How we price our services
It’s very simple. Below is the written process and the video at the end of this post shows you the entire process. Here is a summary of it:
- When we first meet or talk we show you what an average replacement home project costs.
- We show you a sample invoice from the factory on the home price and the cost of the options.
- We show you a sample invoice from the set-up company and their costs.
- We will also show you an overall cost sheet of misc. costs such as the taxes, construction insurance, and cost of surveys if needed.
- We then add our fee and the fee we need to pay to the dealer of record to order the home.
Why our pricing system helps you
We don’t play games, lead you along and add costs as we get into the project. You will have a good idea early on of the total costs and you can decide what you can or can’t do. We let you know what may change, but that is primarily if you decide to add things.
- We don’t mark up any option costs. We show you exactly what the factory charges and you can decide what you want. You aren’t pressured into more options to raise the price of your home.
- We don’t mark up sub-contractor costs. You see their original invoice and that is what they are paid.
Limitations on what we can do
We are not a big company with lots of support staff and because of that, though we can do many things, we have some limitations on what we do and it’s important for you to be aware of them.
We only put in Redman Homes
Though we have worked with many manufacturers through the years and there are many good companies out there, we fee that today Redman has the best value for money in the marketplace. Two examples of that are quartz or granite countertops throughout are standard and we feel they make some of the best cabinets.
They also have a 7-year warranty (most factories only have 1 year), are a California factory, and are great people to work with.
We do not supply financing
The replacement home process works best if you have cash and your current home is paid off.
If not, you have to secure your financing on your own, though we can meet with you for an initial consultation to give you a price estimate to take to a lending broker or bank and we can give you recommendations of people to contact for financing.
We do not put in homes on private land
That situation has a complexity we have no desire to tackle, but we can recommend you to others who can help you.
We do not get tired of your questions
This is a scary, confusing project and often clients apologize because they have so many questions, but you never need to do that. We are here to serve you and to answer your questions and no question is too small.
